GFP Real Estate, LLC is pleased to announce that Maybern, a technology company that specializes in fund management solutions for private markets, signed a new three-year lease for 11,000 square feet—a full floor—of turnkey office space on the third floor of 10 Astor Place in NoHo.
“Maybern is excited to grow at 10 Astor Place. We believe that being in-office is a huge competitive advantage, accelerating our growth and helping us attract top talent. Being together drives the collaboration and innovation that set us apart in delivering cutting-edge fund management solutions. With this larger space, we’re looking forward to expanding our team and hosting customers,” said Ross Mechanic, CEO of Maybern.
Neith Stone of GFP Real Estate, along with Robert Silver, Anthony Sciacca, Brittany Silver of Newmark, represented the landlord, GFP Real Estate, in the transaction; Jonathan Franzel and Leo Kone of Newmark represented the tenant. Maybern, which will relocate from 598 Broadway in SoHo this month, will use the space as its executive and administrative offices. The furnished space, which was renovated in 2021, was previously occupied by Force Therapeutics.
“Astor Place stands out as a distinctive, boutique office building, featuring loft-style spaces that combine historic character with modern features,” Stone added. “The property offers a unique floorplate ideal for single-floor occupancy, and original architectural elements such as exposed brick walls and elegant arched windows. These features are complemented by contemporary buildouts, creating an environment that resonates with forward-thinking companies. We are delighted to announce that Maybern has chosen to make their new home in this newly renovated and fully furnished suite.”
10 Astor Place was built in 1876 by the architect Griffith Thomas in a neo-Grecian style and was originally constructed as a factory and printing office. This building stands 7 stories tall and encompasses 156,000 square feet featuring a recently renovated building lobby. The building’s loft-like spaces feature high ceilings and large windows offering an abundance of natural light. Located on Astor Place in the Noho district, the building is close to the buzz of the Village with NYU and Washington Square Park just moments away.
