Lee & Associates, one of the largest national commercial real estate providers, has negotiated a land sale for 3.95 acres located at 2290 White Oak Circle, Aurora, IL. The site has great access to the I-88 tollway via Eola Road to the east and Farnsworth Avenue to the west.
The seller was represented by Nick Eboli, principal, and Andrew Block, executive vice president, at Lee & Associates. George Cibula of DarwinPW Realty represented the buyer.
The investor who purchased the land plans to build a 50,000- to 60,000-square-foot speculative cold storage or warehouse facility.
“Buyer demand really increased on this site over the last few years as sale inventory for existing buildings in I-88 market started dwindling, leaving users with fewer options and more considering the idea of new construction,” said Block. “Ultimately, the right buyer surfaced and is considering the site for a speculative development of a specialized building that the buyer hopes will demand attention for a product type that the market is currently lacking.”
