The multifamily building, Sorella, has reached its maximum height as Borderline Bar and Billiards sets opening date at the mixed-use warehouse district
Third & Urban announced today that Sorella at The Pass, the multifamily portion of the mixed-use community located in Charlotte’s NoDa Arts District, has reached its maximum height in a construction milestone known as topping out. Additionally, Borderline Bar and Billiards will open on Thursday, Nov. 7 at The Pass, with more retailers to follow throughout the year.
Sorella, meaning sister in Italian as a nod to being The Pass’ sister project, will feature a mix of studios, one- and two-bedroom apartments anchored around a stylish resident club room, work lounge and cafe envisioned by Pixel Design Collaborative. The amenity offerings will be highlighted by an expansive rooftop terrace overlooking the courtyard and pool deck with immediate access to the Cross Charlotte Trail and the light rail station across the street. Sorella represents a wave of new housing coming to the NoDa Arts District. The Charlotte Business Journal reported in Oct. 2023 that the submarket has nearly 2,000 units under construction with another 1,200 units proposed. This influx of new residential buildings cements the strength of NoDa as more people are drawn to the historic arts district.

From one of the owners of Charlotte’s popular gastropub, The Degenerate, Borderline Bar and Billiards will open Nov. 7 at The Pass and features a full bar, a curated cocktail and craft beer list, and multiple regulation-size pool tables and dart boards, all set within a comfortable, moody neighborhood bar scene. Coming soon, a 1,800-square-foot patio will extend the space outdoors with additional seating, a firepit, and social games such as cornhole.
PINE, the newest venue from 828 Venue Management Company, opened in May at The Pass. The 12,360-square-foot restored warehouse can accommodate 320 guests for seated events and many more for cocktail-style events. Premium vintage sportswear retailer, LockerRoomCLT, also opened earlier this year. Additionally, Third & Urban has recently completed two office speculative suites totaling 5,000 and 8,000 square feet on the second floor of The Pass, above Soul Gastrolounge.
Soon to come, the highly anticipated Soul Gastrolounge, with its next-door Tattoo Liquor Lounge space, will open before the end of the year. The 4,700-square-foot restaurant will have an outdoor patio and serve the same beloved dishes as its previous location, such as lamb lolly skewers and Korean BBQ wings. Mariah’s Taco Spot will also open this fall, serving crowd favorites such as oxtail and salmon birria tacos. Lastly, collective hair salon Common Thread is expected to open before the holidays.
Located at 530 E. Sugar Creek Road and 4100 and 4212 Raleigh streets, The Pass is a 12-acre, trail- and transit-oriented mixed-use development in Charlotte’s popular NoDa Arts District. The multi-phase, adaptive reuse project is bracketed by a mini-pitch soccer field from Charlotte Football Club’s Pitches for Progress program and an art mural underneath the overpass, the Cross Charlotte Trail, and the light rail at Sugar Creek Station.
