Golden Real Estate, private, Chicago-based multifamily property owner and investor, has named Pioneer Realty Group as the exclusive property manager for multifamily properties at 3820-22 N. Fremont and 4421-4423 N. Paulina, located in Chicago’s Wrigleyville neighborhood.

The building at 3820-22 N. Fremont features six three-bedroom, two-bathroom apartment units. The vintage building was built in 1903. Since acquiring the asset, Golden Real Estate renovated the units within the building. The renovation and modernization of the units consisted of upgrading the finishes in the kitchens and baths.
The units range in size from 1,600 to 1,800 square feet. Most units feature Quartz countertops, white cabinets, stainless steel appliances and dishwasher, and ample amounts of counter space. All units have hardwood floors, a separate dining room, and a deck off the kitchen. The building’s basement area is equipped with tenant storage units and a modern laundry area. Parking is also available for an additional fee.
The building at 4421-4423 N. Paulina also features six three-bedroom, two-bathroom apartment units. The vintage building was built in 1906.

Both properties are located in proximity to Wrigley Field, with the Fremont property being closer and the Paulina property being north and west of there. The properties are located in close proximity to transportation: Freemont is close to the Sheridan Road “L” stop and Paulina is close to a Metra stop at Lawerence Ave.
Units rent for an average ranging from $2,600 to $3,200 per month for the Fremont apartments and $2,400 to $3,000 per month for the Paulina apartments. Currently, the average rental rate for a three-bedroom, two-bathroom apartment in Wrigleyville is approximately $3,000 per month.
As Pioneer launched the new property management program at the buildings, it immediately updated and upgraded the buildings’ mail and package delivery functions. Additionally, it is working with the owners on a full assessment of all facets of the operations of the buildings to ensure it establishes a baseline and a program for ongoing maintenance and management.
