Bradford Commercial Real Estate Services has leased 31,750 sf in Marsh Business Park West in North Dallas to GPK Products Inc. for its first distribution center in Texas.
The North Dakota-based company has set up shop at 2727 Realty Rd. in Carrollton. Marsh Business Park West is now fully leased while its sister project right across the street is down to three vacancies geared toward small users.
“GPK Products had competition for the space, but it presented the most straight-forward terms from the landlord’s perspective. Marsh Business Park West is once again locked down for the long term,” says Brian Pafford, executive vice president and managing partner of Dallas-based Bradford.
Marsh Business Park East and West total 636,725 sf in 10 buildings, which are owned by GKI Industrial Dallas LLC. Bradford has been leasing the industrial development at least 10 years under various ownerships.
“It’s historically well leased because of its location in the heart of the metroplex, curb appeal and spaces for all size needs,” Pafford says.
The business park is situated close to Addison Airport and readily accessible to the Dallas North Tollway and President George Bush Turnpike. Pafford’s only openings at this time are tucked into Marsh Business Park East, where four of its six buildings are fully leased.
Pafford’s new stack of deals also includes two signings in Marsh Business Park East. Voda Cleaning & Restoration has leased 1,343 sf at 3774 Arapaho Rd. and CSD Trades LLC has re-upped 1,126 sf at 3780 Arapaho Rd., both in Addison.
Voda Cleaning & Restoration and CSD Trades negotiated directly with Pafford. John Paul Floyd of CBRE represented GPK Products, a leading manufacturer of PVC pipes and fittings.
Marsh Business Park East’s vacancy has been whittled to less than 5,000 sf. “Demand for small industrial spaces is particularly strong,” Pafford says. “The pipeline looks good for leasing those three spaces fairly quickly.”
