Trammell Crow Company has named Krusinski Construction Company as the General Contractor to build a 788,000-square-foot speculative warehouse development located on a 52-acre site within the more expansive Plainfield Business Center in southwest suburb Plainfield, Illinois.
TCC Stewart South Phase I is the newest modern industrial building in TCC’s Chicago area and national portfolio. Site work has already started and construction on the new facility will take approximately 12 months. The building is expected to be ready for occupancy in Fall 2025.
The speculative, tilt-up construction, cross-dock facility is being built with flexibility in mind. While marketing the building as a single user property, TCC Stewart South Phase I is divisible to accommodate multiple tenants.
The building will primarily feature 50’ x 56’ bays and 56’ x 60’ speed bays including 40’ clear height, 80 dock-level doors with the ability to expand to 160, and 4 drive-in doors. The site will be comprised of parking stalls for 392 cars and 211 trailers. To be proactive in meeting sustainability needs of a potential future tenant, the building has been designed and is being built to accommodate the installation of solar panels, if needed.

This represents the seventh project, totaling more than 2,876,000 million square feet, KCC has been awarded by TCC. Of those projects, six are for ground-up construction spanning from warehouse, industrial and multi-family projects.
Plainfield Business Center is located approximately 40 miles southwest of downtown Chicago and represents a farm field to speculative development project. The Chicago industrial marketplace continues its expansion outwards as demand for space in this area continues to grow. The site offers proximity to both Interstate 55 and I-80, two of the metro area’s major thoroughfares.
Future phases of Plainfield Business Center are currently being planned. TCC notes that at full buildout, the development will encompass over eight million square feet of industrial space.
