Comras Company Brings Culto Fútbol to Lincoln Road

Comras Company has signed Culto Fútbol to a prime location at 744 Lincoln Road, marking the Mexican sportswear retailer’s first U.S. store in anticipation of the 2026 North American World Cup. Redeveloped by Michael Comras in 2005, the property sits prominently at the intersection of Lincoln Road and Meridian Avenue.

Culto Fútbol will occupy approximately 7,400 square feet on the ground floor, with additional storage on the mezzanine. The building’s exterior is architecturally significant, featuring an art-deco facade, terrazzo floors and detailed ceilings, featuring skylights with abundant natural light.

“Miami has quickly become a major hub for fútbol and sports culture, driven by the establishment of Inter Miami CF and the arrival of Lionel Messi,” said Michael Comras, Founder of Comras Company. “The city’s unique position as a bridge between the U.S. and Latin America makes it the perfect location for Culto Fútbol’s first East Coast store. We’re excited to welcome this brand to Lincoln Road, further driving the destination’s resurgence with iconic athleisure labels like Alo Yoga that bring their loyal followers along with them.”

Founded in Mexico in 2020, Culto Fútbol is known for its extensive collection of soccer apparel, footwear and accessories. The Miami store will feature official jerseys for international teams like Inter Miami CF, Los Angeles FC, Real Madrid, Club America, Tigres and Rayados, and a variety of soccer gear for fans and players of all ages. The opening is scheduled for the summer of 2025.

Culto Fútbol’s parent company, Grupo Innovasport, operates over 260 stores across Mexico, including Innvictus, a popular sports lifestyle retailer. Culto Fútbol is making a U.S. expansion move, betting on the rising demand for Latin American sports brands, particularly with the buzz around Miami’s soccer team since Lionel Messi joined Inter Miami CF . Brazilian soccer star Neymar Jr.’s recent home purchase in Miami Beach has added to the speculation that Miami is a hotbed for global soccer.

Culto Fútbol also operates the official store of Mexico City’s iconic Azteca Stadium, one of Latin America’s largest and most renowned venues. Open Realty and Wolfetown Retail represented Fútbol in the Miami Beach deal, and the brand will also open a second U.S. location in Los Angeles.

“Our U.S. expansion is happening at a key time for soccer in North America.,” said AdrianMijares, COO at Grupo Innovasport.“In Miami, we’ve been keeping an eye on the growth and transformation of Lincoln Road. We were drawn to the neighborhood for its international appeal, foot traffic, history and location. With the continuing influx of exciting new tenants and brands, we see great potential for increased activity here. Miami is a natural choice for us, given its diverse population, which already closely follows Latin American soccer clubs.”

Since entering the Lincoln Road market in 1999, Comras Company has played a pivotal role in reshaping its retail landscape, with properties that have housed major brands such as Apple, Nike, and Gap. In 2015, Comras, in partnership, sold a portfolio of Lincoln Road properties to Spanish billionaire Amancio Ortega, founder of Zara, for a record-breaking $370 million . Recently, Comras Company also facilitated the sale of a $17 million retail condo to Beverly Hills-based Alo Yoga, known for its celebrity following.

Lincoln Road is experiencing a resurgence with recent additions such as Colombia’s AndrésCarne de Res, HOKA, Miniso, Salt & Straw and Prince Street Pizza, joining established brands like Apple, Zara, Sephora, and Lululemon. Conceived by renowned architect Morris Lapidus, Lincoln Road has been a premier shopping and pedestrian destination since the 1960s, stretching from Alton Road to Washington Avenue, with direct access to the beachfront and the Ritz-Carlton South Beach.
