
L&L Holding Company and Brooks Brothers today announced that the iconic American clothing retailer will open a new flagship store at L&L’s renowned 195 Broadway, re-establishing a footprint in the Lower Manhattan neighborhood where the brand was launched more than two centuries ago.
Established in 1818, Brooks Brothers is America’s oldest clothing retailer that grew from a single shop on Catherine and Cherry Streets in Lower Manhattan to become an international brand reshaping and defining American style through its product innovations and inventions – most famously the button-down collar shirt which turns 125 years old in 2025. Under a 10-year lease, Brooks Brothers’ space at 195 Broadway will encompass 9,871 square feet across a portion of the redeveloped ground floor and cellar levels when it opens in Spring 2025.
In 2017, L&L completed an expansive redevelopment of 195 Broadway’s prestigious Broadway lobby, made famous by its massive marble Doric columns, elegant chandeliers and polished bronze. As part of a unique retail master plan approved by the New York City Landmarks Commission, L&L re-introduced the public to a 50,000-square-foot portion of the lobby, where Brooks Brothers will join acclaimed restaurant Nobu Downtown and Anthropologie.
The location will offer a complete selection from its men’s and women’s collections designed by Michael Bastian, the brand’s creative director, as well as Made to Measure and ready-made suits (another Brooks Brothers innovation) and several exclusive items only available at 195 Broadway. The new store will also incorporate a rotating exhibition of historic items from the brand’s archives, which date back to its founding in 1818. Brooks Brothers has two other NYC locations at Rockefeller Center and at Madison Avenue and 86th Street.

Designed by renowned architect William Welles Bosworth, 195 Broadway was originally built to serve as the global headquarters of the American Telephone and Telegraph Company. The ornate, 1.1 million-square-foot, 29-story office tower, which spans the full block, from Fulton to Dey Streets, is located within steps of the Fulton Transit Center and the World Trade Center Transportation Hub. Notable companies with an office presence at the tower include Gucci, Orchestra and Payoneer.
