Doors will swing open Saturday on prestige retailer Teso Life, the latest new-to-market international concept being introduced at NewQuest Properties’ Carrollton Town Center in North Dallas.
Teso Life’s highly anticipated grand opening will play out as a surprise for Carrollton Town Center’s weekend shoppers, which surpass 17,000 on average. NewQuest’s newest tenant is a Japanese fashion casual life product department store, offering high-quality cosmetic lines that are popular in Asian countries as well as an international lineup of hard-to-find authentic snacks, home goods and creative merchandise.
“The center generates so much foot traffic that Teso Life is just going to open the door without any fanfare,” says Heather Nguyen, development partner of NewQuest Properties’ Asia-Pacific Retail Group. “Teso Life is bracing for an all-day rush based on feedback from other tenants who are experiencing sales that are 120% higher than pre-pandemic.”
The new store has created 50 jobs in the center, located at the intersection of President George Bush Turnpike and Old Denton Road in Carrollton. Tucked between 85° C Bakery & Café and Daiso, Teso Life is part of in what Nguyen describes as the center’s power corner, which includes the anchor, 99 Ranch Market.
Carrollton Town Center is Teso Life’s sixth location in the U.S. and first in Texas. The store will be open Fridays and Saturdays from 11 a.m. to 10 p.m. and Sundays through Thursdays from 11 a.m. to 9 p.m.
“Teso Life is like a Japanese-Korean ‘Ulta.’ For women, it’s like a kid going into a candy store,” Nguyen says.
The 154,000-sf retail center has breathed new life into Carrollton’s northern tier – a NewQuest success story boasting 28 tenants and 100% occupancy. New-to-market brands quickly came on board shortly after California-based 99 Ranch Market selected the project for its first gourmet Asian supermarket in Texas.
Nguyen is credited with redeveloping the older property into an Asian-influenced upscale collection of stores and restaurants. The center was 35% leased when the Houston-based firm acquired it in 2014.
NewQuest is looking to expand Carrollton Town Center in the best possible way. Plans are underway to raze an older Meineke store and replace it with a 6,300-sf class A building for restaurants and retail shops.
“We already have more demand than space,” Nguyen says.
