Texas Newcomer Jaggers Breaking Ground In NewQuest’s Grand Morton Town Center

With permits in hand, construction is set to begin on the first Jaggers restaurant in Greater Houston and the second in Texas at NewQuest’s Grand Morton Town Center in Fort Bend County.

The fast-casual brand, which is affiliated with Texas Roadhouse, is anticipating an early summer opening. Jaggers’ 3,898-sf restaurant, featuring a drive-through lane, will be positioned on a 1.45-acre ground-leased pad site at the Grand Parkway/TX 99 entrance to NewQuest’s 750,000-sf mixed-use development in Katy.

“It’s always exciting to get a new-to-market brand for a development,” says Josh Friedlander, leasing director and development partner for Houston-based NewQuest. “Jaggers will be a strong addition to Grand Morton’s dining options.”

Jaggers will be the third burger brand in Grand Morton’s line-up – each offering a different twist on the American favorite. Jaggers’ menu also features made-to-order chicken tenders and a sandwich board highlighting its signature sauces.

Jaggers’ first restaurant in Texas is located in Longview, northeast of Dallas. Founded in 2014, the chain has 10 locations in its home port of Kentucky, Indiana, North Carolina and the Lone Star State. Jim Pappas of Jim Pappas Realty represented the franchise operator in ground lease talks with NewQuest.

“Jaggers came along just as NewQuest was buying back an unused tract from Grand Morton’s anchor, Kroger, to develop,” Friedlander says. “We immediately struck up a conversation because it’s such a great brand with an experienced franchise operator at the helm.”

NewQuest has turned Grand Morton Town Center into a 91-acre retail place maker in the Katy market since its 2015 groundbreaking. Inline space is nearly 100% leased while the inventory of pad sites has been whittled to one, which is located directly in front of Kelsey-Seybold’s 154,000-sf, five-story medical office building.

Northeast Katy’s demographics speak to the strength of the NewQuest development, which sits in the heart of a high-growth trade area with a 32% population spike in four years. Nearly 508,000 residents live within seven miles of the project, creating the synergy for Placerr.ai’s calculation of 4.4 million visits in one year.

“It’s Katy. It’s synonymous with growth,” Friedlander says, “and it’s thanks to the Grand Parkway’s completion 10 years ago.”

SOUTH TEXAS LEASES

Jaggers has ground-leased a 1.45-acre (63,056 sf) retail pad in Grand Morton Town Center, located at the intersection of Grand Parkway/TX 99 and Morton Ranch Road, Katy, from NewQuest. Josh Friedlander of NewQuest represented the landlord. Jim Pappas of Jim Pappas Realty represented the tenant.

Snap Kitchen has leased 1,500 sf of retail space at 250 West 20th St., Houston, from Possum Point Ltd. Josh Friedlander and Leni Sandoval of NewQuest represented the landlord in the direct deal.

Pop’s Beverage has leased 1,200 sf of retail space in Joe V’s retail center, located at the intersection of FM 1960 E and Aldine Westfield Road, Houston. Rebecca Le of NewQuest represented the landlord, HEB Inc., in the direct lease.

CENTRAL TEXAS LEASES
