Hoar Construction Announces Completion of Structural Work on Iconic

AREP’s seven-story CityHouse Old Town property will offer 200 luxury rental homes with wraparound terraces and panoramic views of the nation’s capital

Hoar Construction announced today the structural completion of CityHouse Old Town, a seven-story, office-to- luxury residential conversion development. The property, owned by American Real Estate Partners (AREP), boasts a prime location at 1101 King Street in historic Old Town Alexandria. The project team’s completion ceremony celebrated this significant milestone with the placement of the lowest steel beam. Hoar is serving as the general contractor for the project, which broke ground in February 2024 and is set to deliver in Fall 2025.

Ideally located among Old Town’s abundant dining, retail, and entertainment options and just steps from the King St. Metro station, CityHouse Old Town will offer approximately 200 homes, ranging from studios to deluxe three-bedroom apartments. Specifically designed for modern living, each apartment has dedicated home office spaces, and thanks to the building’s tiered architecture, most homes feature private, wraparound terraces with sweeping views of the city. Complemented by hospitality-level concierge services, a private club floor, and a state-of-the-art fitness center, CityHouse Old Town is on track to become one of the most sought after addresses in the DC area.

AREP selected an award-winning design and construction team to update the building’s interior while preserving its historical significance. Originally built in 1983 as an office building, the property’s six-floor interior atrium with a skylight, which is being preserved and expanded as part of this renovation. This thoughtful approach to design reflects the team’s commitment to blending modern luxury with the building’s original character. Cooper Carry is the building architect, hospitality design firm RD Jones + Associates is the interior designer, SKA Consulting Engineers is the engineering firm. Bozzuto Management will serve as the property manager.

Rather than taking the typical construction approach of working from the bottom to the top of the structure, the construction team performed interior demolition from the top down due to the building’s existing layout, as well as its unique new redesign, which included converting 2 floors of parking into residential. Approximately 3,550 tons, or around 71,000 square feet, of concrete was demoed and removed from the building in total.
