Columbia Property Trust Secures Relocation of Proof School as Part of 49,000 SF of New Leasing at 221 Main Street

Columbia Property Trust, Inc. today announced that it signed four new leases, highlighted by a 34,528-square-foot relocation with Proof School, at 221 Main Street, a 16-story Class A office tower in the heart of San Francisco’s South Financial District.

Proof School, which is currently located at 973 Mission Street, signed a 15-year lease across the first and second floors of 221 Main. Founded in 2015 to offer a transformative liberal arts education to students in grades 6-12 with a passion for mathematics, the school will have its own dedicated entrance and occupy a footprint that is more than double its current 16,500-square-foot location.

In addition, the National Venture Capital Association (NVCA) signed an eight-year lease for 3,737 square feet on the fifth floor. NVCA will relocate from its current San Francisco offices at 214 Grant Avenue in January. Columbia has also secured two additional new leases totaling approximately 10,700 square feet – both relocations within the San Francisco market.

This lease activity comes as the property nears completion on an expanded amenity program. Combined with the tower’s expansive private rooftop, which features unparalleled views that make it among the best in San Francisco, tenants will soon have access to some of the most exclusive offerings in the market.

Columbia is set to debut a sleek clubhouse lounge at 221 Main later this month. The lounge, which will be available to all office tenants in the building, will feature indoor and outdoor workspaces, a variety of seating options and break areas, ping pong, pool and other game tables. Columbia is also introducing a state-of-the-art fitness center with cutting-edge equipment, along with a bouldering wall, yoga studio and operable glass doors for an indoor/outdoor workout experience.

In addition to these amenity enhancements, 221 Main’s tenants benefit from an executive conference center, secure bike parking, and underground car parking. The LEED Platinum-certified property also features large, open floor plates and continuous window lines allowing exceptional natural light and sweeping views of the Bay, as well as a signature LED entrance display and a recently reimagined lobby.

Other notable tenants at the 389,171-square-foot tower, which was built in 1974, include software company DocuSign and financial services firm Prosper Marketplace.

With a prime South of Market location, 221 Main is surrounded by top restaurants, diverse retailers, entertainment venues and other neighborhood amenities. The tower has direct access to seven regional public transportation options, including BART, light rail, Caltrain, the ferry system and Muni, as well as the freeway.
