JBG SMITH Submits Plans to Convert Two National Landing Office Buildings to Hotel and Residential Uses

JBG SMITH Submits First Application Via Arlington County’s Newly Adopted Adaptive Reuse Program

JBG SMITH (NYSE: JBGS), a leading owner and developer of high-quality, mixed-use properties in the Washington, DC market, has filed an application with Arlington County to transform more than 550,000 square feet of vacant office space across two National Landing towers into a 330+ key hotel and approximately 200 rental apartments.

JBG SMITH’s adaptive reuse plans are the first under Arlington County’s newly adopted Adaptive Reuse Amendment process. Adopted in November 2024 and sponsored by Arlington Economic Development’s Commercial Market Resiliency Initiative, the program provides a streamlined and expedited pathway for transforming obsolete office buildings into new residential and hospitality offerings.

JBG SMITH’s submission will convert 2100 Crystal Drive, an 11-story approximately 250,000-square-foot tower built in 1968 into a 330+ key hotel. The plan also envisions the transformation of 2200 Crystal Drive, an 11-story approximately 315,000-square-foot tower also built in 1968, into a multifamily building featuring approximately 200 residences.

“JBG SMITH is proud to submit these first projects under Arlington County’s innovative new adaptive reuse program. By creating this new framework, the County has taken an important first step to strengthen our mixed-use neighborhoods and foster a healthier long-term office market,” said Matt Ginivan, Senior Vice President, Real Estate Development, JBG SMITH. “We look forward to working with Arlington County to advance this important redevelopment, which will generate much-needed new homes, hotel rooms, jobs, and local tax revenue.”
