New leases with St. John Properties represent office relocations from Annapolis and Arnold
The Centers for Advanced Orthopaedics has signed leases with St. John Properties, Inc. for two spaces at Annapolis Technology Park, a 29-acre business community in Annapolis for a combined 15,600 square feet of space. The Centers for Advanced Orthopaedics, Anne Arundel Orthopaedic Surgeons division specializes in a full range of musculoskeletal care, with surgical and non-surgical treatment as well as physical therapy and sports rehabilitation services. This division is relocating from the Wayson Pavilion at the Anne Arundel Medical Center. The Centers for Advanced Orthopaedics, Bay Area Orthopaedics division, also specializing in comprehensive musculoskeletal care, is relocating their office from Ritchie Highway in Arnold. Michael Tait of St. John Properties represented the landlord in both lease transactions.
The Centers for Advanced Orthopaedics, Anne Arundel Orthopaedic Surgeons division leased 12,000 square feet at 2629 Riva Road with Rick Williamson representing the tenant, and The Centers for Advanced Orthopaedics, Bay Area Orthopaedics & Sports Medicine division leased 3,600 square feet of space at 2635 Riva Road with Jack Evans of CBRE handling negotiations on behalf of the practice group. Both offices are expected to relocate their operations next spring.
The Centers for Advanced Orthopaedics is a large private practice group composed of multiple divisions and nearly 200 providers with offices throughout Maryland, Washington, D.C., and northern Virginia. The group provides a full range of musculoskeletal care for the entire body including physicians that specialize in orthopaedic care for the hand, wrist, shoulder, elbow, hip, spine, knee, and foot. The healthcare provider is staffed by surgeons and professionals that specialize in providing regenerative, electrodiagnostic, pain management and physical therapy services.
Anne Arundel Orthopaedic Surgeons’ practice administrator Don Bartnick explains that he has “had his eyes” on returning to Annapolis Technology Park after leasing space in the same building with another practice and surgery center more than 15 years ago. “The upscale building environment, the location, and the nearby amenities available at Annapolis Technology Park provide us important benefits to be successful,” Bartnick explained. “I worked with St. John Properties previously and was impressed by their responsiveness and professionalism,” he added.
Anne Arundel Orthopaedic Surgeons is relocating and expanding its main office into the facility at 2629 Riva Road. “All eight doctors and mid-level providers and about 40 staff will work at the new office throughout the week. We are anxious to welcome our current and future patients to a freshly designed, street-level office, with excellent parking and easy access for our orthopaedic and physical therapy patients,” Bartnick said.
Dr. Emeka Nwodim will be among the six surgeons and two physician assistants from Bay Area Orthopaedics & Sports Medicine practicing at 2635 Riva Road, a single-story office building comprised of 18,000 square feet of space. “The first-floor office space with direct access was a significant draw,” he explained, “as was the opportunity to refresh our previous office environment with modern finishes, fixtures, and amenities.” He explained that Annapolis Technology Park’s strategic position at the intersection of Harry S Truman Parkway and Riva Road, adjacent to MD Route 50/301, will enable the practice to maintain its current patient population and capture additional market share. “The nearby shopping centers, restaurants and coffee shops are amenities that both employees and patients will take advantage of regularly,” Dr. Nwodim added.
Bay Area Orthopaedics and Sports Medicine has other Maryland offices, which include physical therapy and rehabilitation, in Hanover and on Kent Island.
Annapolis Technology Park is comprised of two flex/R&D, two single-story office, and two inline retail buildings totaling more than 130,000 square feet of space. The business community also includes two retail pad sites and is directly adjacent to The Vineyards of Annapolis, a 49-unit townhouse community. The park is less than three miles from Anne Arundel Medical Center and Interstate 97, and five miles from downtown Annapolis.
