
Barclay Group intends to immediately initiate construction on new 42,000 square foot freestanding building to house EoS Fitness, with planned 2026 delivery
Continental Realty Corporation (CRC) has executed the sale of an approximate 2.2-acre parcel contained within the Shoppes at Pelican Preserve in the Fort Myers section of Lee County, Florida to Barclay Group for $2.2 million. Barclay Group, a Tampa-based real estate development and investment company, intends to immediately initiate construction on a 42,000 square foot free-standing building designed to house EoS Fitness, the fast-growing High Value. Low Price. ® (HVLP) national gym chain, with delivery scheduled to occur in 2026. CRC’s Vice President, Anchor and Development Leasing Blake Dickinson, as well as Bob Pekol and Jessica McEvoy of LQ Commercial Fort Myers, represented the seller, and Tyler McRae of SRS Real Estate Partners represented the buyer in this transaction.
CRC, a full-service commercial real estate and investment company headquartered in Baltimore, acquired Shoppes at Pelican Preserve, a 79,970 square foot shopping center located at 10580 Colonial Boulevard, in 2018. Anchored by Winn-Dixie and constructed in 2007, the shopping center is positioned on approximately 18 acres of land fronting Colonial Boulevard and features approximately 15 national and local tenants, including Heartland Dental, Tire Kingdom, Supercuts, Suncoast Credit Union, Pizza Hut, and H&R Block.
The Shoppes at Pelican Preserve site is part of the EoS ongoing expansion across Florida. The company currently has 13 open locations across the state including Tampa, Orlando, and South Florida. With monthly memberships starting as low as $9.99 and over 175 locations open or on the way nationwide, EoS offers a premium and accessible fitness experience for all levels, including beginners. Features include group fitness classes, expert personal training, indoor pools, saunas and more.

Barclay Group has delivered 30 sites for EoS Fitness in six states
For the past seven years, Barclay Group has functioned as the preferred real estate developer for EoS Fitness and has scouted sites around the country that satisfy the fitness concept’s real estate requirements. Over that time, the fully-integrated company has delivered locations in Arizona, California, Florida, Texas, Utah, and Nevada, including vacant grocery stores and build-to-suit pad sites. The Shoppes at Pelican Preserve will be Barclay Group’s 30th site for EoS Fitness.
