
Tishman Speyer and San Francisco Giants Also Announce New Leases with Blue Bottle Coffee and Sweetgreen, Further Bolstering Mission Rock’s Growing Retail Lineup
Mission Rock Partners, a collaboration of the San Francisco Giants and Tishman Speyer, today announced that popular San Francisco bakery Arsicault has opened a shop at 1070 Bridgeview Way in Mission Rock, the city’s new waterfront neighborhood.
Tishman Speyer and the Giants also announced new leases with Blue Bottle Coffee and Sweetgreen, which will occupy prime retail spaces at the corner of Dr. Maya Angelou Lane and Toni Stone Crossing later this year.
Mission Rock is the third outpost of the San Francisco-born French bakery, whose signature croissants have been named among the best in the country. Now open at the base of Mission Rock’s Verde apartment tower, Arsicault’s menu features a delectable assortment of pastries, breads, quiches and sandwiches.

Blue Bottle Coffee signed a 10-year lease to occupy 2,069 square feet at the base of 300 Toni Stone Crossing, a 13-story commercial building that houses Visa’s Market Support Center. Blue Bottle Coffee, founded in Oakland, is dedicated to crafting expertly roasted coffee that is brewed with care, creating exceptional coffee moments for every guest. With a focus on quality, precision, and hospitality, Blue Bottle invites coffee lovers to slow down, savor, and discover their perfect cup.
In addition, Sweetgreen signed a 10-year, 2,399-square-foot lease to open at the base of The Canyon, the residential tower located at the intersection of Dr. Maya Angelou Lane and Toni Strone Crossing. The mission-driven restaurant brand connecting more people to real food brings its menu of flavorful salads, warm bowls, protein plates, and sides to Mission Rock.
These retailers join the growing lineup of popular Bay Area businesses at Mission Rock. Ike’s Love & Sandwiches, LuxFit and Proper Food all opened last summer. Flour + Water Pizza Shop, Quik Dog and a full-service restaurant from the team behind the award-winning Che Fico are scheduled to open in the coming months. Additional retailers will continue to be announced on a rolling basis.
Mission Rock represents over 16 years of city planning and community input to transform a surface parking lot into an exciting new neighborhood featuring stylish rental homes, inspired parks and open spaces, community-serving retail, innovative workspaces, and parking to serve ballpark patrons and the surrounding area. China Basin Park, the five-acre waterfront gathering space that serves as the centerpiece of the neighborhood, opened last spring and is regularly hosting community programming.
Tishman Speyer and the Giants have partnered with Mitsui Fudosan America, Inc., the U.S. subsidiary of Japan’s largest real estate company, Mitsui Fudosan Co., Ltd., to bring the first phase of the project to fruition.
The retail leasing program continues to be spearheaded by the CBRE team of Alex Sagues and Madeline Mandanis, which represented Mission Rock Partners in the agreements. Blue Bottle was represented by Benzi Blatman with CBRE, while Sweetgreen was represented by AJ Schrader with Tier One Retail Group.
