Veneera Opening North American HQ in Dallas, Picks Bent Tree Green for Corporate Office

Germany-based Veneera has selected Dallas/Fort Worth for its North American headquarters, zeroing in on Bent Tree Green for its first office on the continent.

Bradford Commercial Real Estate Services has secured a lease with a term of nearly eight years for 9,598 sf on the first floor of Bent Tree Green at 17300 N. Dallas Parkway in North Dallas. Tenant finish-out is ramping up, with occupancy planned for June.

“The lease was signed five days after Veneera toured several properties in Dallas,” says Richmond Collinsworth, senior vice president and managing partner of Bradford Commercial Real Estate Services. “That makes a strong statement about our ability to work quickly and speaks volumes about the quality of the improvements being done at Bent Tree Green.”

Collinsworth and Julie Santaularia, market director, lease the asset for Bradford BTG Partners LLC, which allocated $7.6 million for improvements when it acquired the office project one year ago. The mechanical infrastructure and parking structure have been upgraded to date, with this year’s work focusing on a new fitness center, common areas and  elevator cab interiors.

“Bradford’s construction management team was instrumental in helping the Veneera deal move forward so quickly,” Santaularia says. “It was an all-around effort on the firm’s part.”

Collinsworth and Santaularia also secured two more leases and a renewal at Bent Tree Green. The new tenants are Susan Stuart Interiors and Beford Advertising Inc., which have leased 1,114 sf and 608 sf, respectively. Physicians Paradigms LLC has re-upped 2,243 sf.

“We are seeing the fruits of our labor for the improvements that have been done so far,” Collinsworth says.

Veneera, based in Cologne, has leased the majority of Bent Tree Green’s first-floor vacancy as talks push into the final stage with two more prospects for the balance of that level. The largest contiguous opening is 29,123 sf on the second floor of the three-story structure.

Bent Tree Green, totaling 151,406 sf, is set on 3.5 acres adjacent to a private country club with a top-ranked golf course and easy access to the Dallas North Tollway, President George Bush Tollway and Interstate 635. DFW International Airport is 30 minutes away and Love Field, 20.

“Veneera’s established business contacts in Dallas and DFW International Airport’s connections to Europe and major cities worldwide are why the Metroplex was selected for the U.S. headquarters,” Collinsworth says. “Once again, location wins out.”

NORTH TEXAS LEASES

Outreach Depot Inc. has renewed 12,544 sf of industrial space in McMillan Center, 2550 McMillan Parkway, Fort Worth. Shane Benner, first vice president of Bradford Commercial Real Estate Services, represented the landlord, Ron Sturgeon Real Estate LP.

Optimum Packaging Inc. has renewed 12,352 sf of industrial space in Falcon Centre, 1707 Falcon Dr., DeSoto. Brian Pafford and Michael W. Kyleb Howell of the Mercer Co. represented the tenant.
