New locations for Lady Strong Fitness and Playroom Café Social underscore the growth of the health and wellness sector
XRoads Real Estate Advisors (Xroads), a full-service asset management and advisory firm, has negotiated two long-term retail leases in Chicago’s Northwest and Far West Suburbs. Details on the transactions follow:
Christine Simek, senior vice president of Xroads, represented a private LLC in its 9,029-square-foot lease to Playroom Café Social at 2600 W Higgins Road in Hoffman Estates, IL. Located in the Barrington Square Shopping Center, a 150,000-square-foot strip center near the intersection of Barrington Road and Higgins Road, this modern-day playground is tailored for children ages 0 to 12, providing a safe and engaging environment for imaginative play. The café officially opened for business on March 1, 2025. Playroom Café Social was represented by Kristiana Yordanova of Coldwell Banker.
Simek also represented a private LLC in its 3,465-square-foot,10-year lease to LadyStrong Fitness at 1575 Randall Road, Suite A, in Geneva, IL. This boutique fitness studio focuses on empowering women through group fitness class and strength training. The Geneva location’s target opening date is May of 2025. LadyStrong was represented by Ethan Braham of Advocate.

Post-COVID, the growing focus on health and wellness and has resulted in a surge in fitness centers, yoga studies and other wellness-related businesses. Recent data by Research and Markets indicates that the boutique fitness sector continues to experience significant growth. In 2024, the global boutique fitness studio market was valued at approximately $47.94 billion and is projected to reach $85.90 billion by 2030.
