GFP Real Estate is pleased to announce that First Quality Maintenance, a prominent commercial cleaning and maintenance provider serving the New York-New Jersey-Connecticut area, has signed a new long-term lease for an additional 5,936 square feet of general and executive office space on the ninth floor of 318 West 39th St. in Manhattan’s Garment District.
Matthew Mandell of GFP Real Estate represented the landlord, GFP Real Estate, and the tenant in the transaction. The new lease brings First Quality Maintenance’s total footprint at the building to 32,936 square feet across two floors.
“We’re glad we could accommodate First Quality Maintenance’s growing space needs at 318 West 39th St., ensuring a seamless transition that allows them to remain focused on their operations,” said Matthew Mandell of GFP Real Estate. “With its prime Garment District location, recent upgrades, and highly adaptable floorplates, the building continues to attract quality tenants seeking dependable, well-located office space in Midtown.”
318 West 39th St. was built in 1915 and designed by the architectural firm of Crow, Lewis, & Wickenhafer on the former site of the Finck Brewery and was originally named the Finck Building. The thirteen-story building’s façade features classically inspired architectural detailing and a welcoming, modernized lobby.
Situated in the historic Garment District, the building is conveniently close to many area amenities, including the trendy eateries of Hell’s Kitchen, and ample transportation links including A, C and E trains on Eighth Avenue, the Port Authority Bus Terminal, and nearby Times Square-42nd Street station.
