Gold and Company assisted in the 26,000 sq. ft. warehouse lease
Trevor Pryce, a former NFL defensive lineman who spent five of his 14 seasons with the Baltimore Ravens, is expanding the footprint of his media company Outlook OVFX in East Baltimore. Outlook OVFX currently leases 16,000 sq. ft. at the redeveloped Hoen Lithograph Building and will now add an additional 26,000 sq. ft. by leasing a warehouse across the street at 1100 N. Chester St.
Outlook OVFX is a full-service production company, 2D/3D animation studio, and IP holder specializing in kids and pop culture content. Outlook OVFX has seen success on the Netflix platform with its shows An Army of Frogs, The Rainbow Serpent, and Amphibians’ End. Each show originated from novels written by Pryce.
Outlook OVFX will use 1100 N. Chester St. to create 100 new pods for visual effects and 2D and 3D animation workstations.
1100 N. Chester St. was built around 1940 and was the former home of The Plymouth Wallpaper Company. It was completely renovated in 2018.
Jim Chivers, vice president of Gold and Company, a locally-owned commercial real estate firm, assisted with the negotiations.
Chivers is also marketing a former tobacco warehouse for sale at nearby 1103 N. Washington St. It is a three-story, 26,000 sq. ft. industrial loft building.
The Outlook OVFX lease at 1100 N. Chester St. is the latest sign of a rebirth for East Baltimore. The 88-acre East Baltimore Development Inc. project continues to progress and Bill Streuver’s Cross Street Partners renovated the historical Hoen Lithograph Building which sat vacant since 1981.
“The activity in Baltimore City continues to be strong and the demand is there for commercial and industrial buildings,” said Chivers. “Trevor and his company are without a doubt a benefit to the city, especially East Baltimore. He has the ability to tap into MICA and the other creative studios to keep our talent local.”
